Where to start. These buildings have bedbugs and cockroaches. Paramount will do absolutely the bare minimum that needs to be done to not have them be liable in court. If you’re having pest issues, they will send “pest control” over to do very rudimentary chemical treatments that even the pest control provider does not believe in. I’ve had pest control say this likely won’t work and have to be reapplied every 2 months to keep bedbugs out. These buildings are infested because 1) people around you might not be as bothered by pests, and 2) the LL does not bother enough to make the necessary maintenance work to make sure all units in a building gets treated. However they will go above and beyond to get Above Guideline Increases on rent payments, and put effort to drag tenants through court to get their illegal rent increases approved for work that barely counts as capital expenditure. Only if half the effort is put to bedbug treatments.

Claudia is quite old, but she seems to be starting to have problems with senile dementia. Why is this important? Because she’s left the stove on all day, the doors open at night, or the lights and electronics on or off. This can cause accidents. She’s a passive-aggressive person. She’ll be nice and ask for your help mowing the lawn, shoveling snow in the winter, taking out the trash, watering the plants, carrying her things, or fixing things around the house like electronics or picking up debris, but then she’ll treat it as your obligation and get angry if you don’t want to do it. She always plays the role of the victim. What she does is a little sick, but she spends her time checking everything you do or don’t do. She counts your shoes to see if you’re inside the house. And she’s always on the lookout to see what time you get home. She goes through your trash to see what you’re doing, and she wants to keep an eye on everything around her. She tries to look through your window to see what you’re doing or what you have. One day I even noticed someone breaking into my room to search my things. That’s why I bought a camera and keep it on 24/7. For your sanity and to avoid problems, I wouldn’t recommend this old lady to you. It’s also worth mentioning that the house is behind a chemical plant, and some nights it smells very strong of chemicals. Earlier this year, a train almost collided with a truck transporting chemicals, so I don’t think the rental is worth all the risk and inconvenience.

Fleas, mold, poor repair, hallways never cleaned, had to go through legal channels to get heating fixed, water collecting on floors was called an ‘inconvenience,’ often didn’t answer emails or texts, or took days to respond, or never addressed issues. Parking lot full of holes, never salted in winter, huge puddles rest of year. Laundry machines out of order but when this was brought to their attention they didn’t fix the machines and instead raised the prices. Misrepresented me to bylaw enforcement and repair people to shift blame from themselves. My bed and mattress had to be thrown out but they refused to reimburse me. Zero soundproofing. Hallways kept very cold in winter. Huge spider webs in entrances. Don’t rent from these folks

I have never come across a group of scummy people as these people: Sondarya Giri, Samir Giri and Sudhir Giri. They tried to cheat us out of our security deposit as much as they could. They charged us for replacement of a glass window which was already broken before we moved in. The house was riddled with broken glass, scuffed walls, torn netting on the windows, and rotting wood, inside and out. While we did take as many pictures as we could of all this existing damage at move-in, shame on us – we missed one cracked window, which we noticed a few months after we moved in – the blind hadn’t been opened before. This was obviously an opportunity for them to charge us for this cracked window that we missed on the walkthrough. I can guarantee that although we have been charged for it, it will not get fixed before their new tenants move in. They tried to list “excessive scuff marks on the walls as a charge”, which we did not understand – we showed them a picture at move-in with all the scuffs on the wall. They also charged us for light bulbs, and attempted to charge us for rotting wood on the house. Again, this house is riddle with rotting wood, which they themselves acknowledged during the walkthrough. If anyone finds themselves in Seabrook or the Greater Houston area renting from these people, the only advise I would give is this: document EVERYTHING. Take pictures. Check all the windows thoroughly. All existing stains on carpets, and damages should be documented and time-stamped and sent by email to them. Make sure you gather all this evidence by taking photos during a walkthrough with them prior to move in. If they make themselves unavailable, do it on your own and email it to them immediately. Or they will try to cheat you!

Lies about being on the landlord board in Ontario. Blames tenants for existing paint and scuffs that he doesn’t repair to keep the damage deposit. Know your rights before you deal with this slumlord. Acts naive and wants you to sign an N11 saying it is the right form (for him moving in his family). Pathological liar to say the least. Works for astra zeneca as an accountant (so thinks he’s a big shot undermining other people’s intelligence). Owns multiple properties and does the same thing there. Keep away from this guy. He gives landlords and Canadians a bad name.

Zero Stars, this man is completely dishonest and has abandoned this property. This is a 7 unit building and only 2 of the tenants from when I moved in a year ago are still living here. Kevin rented me this apartment and asked for post-dated cheques after I paid the last month’s rent and then deposited two of them, over drafting my account and he took him seven days to give me my money back. Then he deposited another one a week early and I got my cheques back. Worse, the apartment was infested with bedbugs, 1000s of them. He admitted to me that he knew and thought he could get rid of them with one treatment but it took eight treatments over a year to get rid of them. It was a nightmare! We lived out of suitcases and couldn’t have any visitors or visit anyone else for fear of spreading them. He refused to hire someone to pack, unpack and wash everything SEVEN times! He also refused to seal our apartment so they could not return. He promised to fix several items when we moved in. He still hasn’t done it. He then hired to psychopaths to clean the building and they refuse to put out the garbage so it is piling up behind the building. We pay extra for Internet and it lags for days at the end of every month because he doesn’t pay the bill. He has several orders from the Fire department from 3 months ago that he hasn’t done yet. There have been at least 10 tenants move out on the last year because he doesn’t maintain the building. The heat doesn’t work, the fuse box is outdated so fuses are blowing every week and he refuses to pay for them. DO NOT RENT ANYTHING FROM THIS MAN. He never even paid the last pest control service who finally got rid of the bed bugs.

Wow, you’d think being a contracting company the place wouldn’t always be such a dump but that’s what you get when you live in this apartment building. But don’t bother asking the landlords to do anything about it, bare minimum is what they decide, legal requirements & legal minimums are mere suggestions. Suggestions they are unlikely to follow. As it stands the intercom doesn’t work, a handful of units might get to hear the intercom a few others might get to talk but can’t hear and one can release the door but won’t know when anyone’s there. Back in the day a tenant spent months and years working on the exterior and made it pretty impressive only for the landlords to quite overnight it seemed show up and destroy it. Was not much longer after that that the tenant moved out and the exterior went to shit again. I didn’t last long there; I don’t see why the tenants that there are remain its truly mediocrity at its worse. I asked the owner, Nicole, about a repair and not only does she not communicate to tenants, only via the secretary of the business she owns as well (full of contractors no less) has to do all day-to-day stuff and most of it is simply a no. When I asked about window cleaning, she said it was done already but clearly had not, another tenant said that window cleaning was 6 years ago! I guess they’ve had a lot of floods to as the light fixtures and drywall in the hallways is pretty tragic showing how much water has gotten in over the years. The insulation has totally failed, it’s winter now and I can still feel how the tenants must feel, last year the heat was on in my bedroom continuously and it never reached a holding temperature of 21 for long, the backwall of the bedroom that faces the parking lot was cold to the touch, frosted over at one point as it was so cold and the heat just bled straight outside. They said it wasn’t their problem, and that the exterior was fine, “likely” other tenants not heating to “my” level of comfort. Pretty sad excuse to blame other tenants when it’s clearly an exterior wall, not that other tenants should be having to coordinate temps, insulation should be between each unit and other spaces, especially outside! The front and back doors aren’t even really in the buildings frame, or at least the buildings stucco have failed so badly, and at the corners of the building too, that you can literally see inside the building with the doors closed, heard there was mice and that would not be at all surprising seeing all the holes and disgusting state of the property that they deem perfectly acceptable. Doesn’t seem the city is much more reliable either at upholding standards. One of the tenants works for the company and seems downright miserable but acts at the caretaker in the building but doesn’t really do much though, probably just gets denied. If you ever do get the privilege of talking to the owner or manager and not the lovely secretary, you’ll be lucky to know how little they care and how much of everything is your fault or at the very least, not theirs’s. run, run like the wind, even if slightly cheaper than market rentals it isn’t worth the fire hazard that is that crap place. The reason for 2 stars not 1? technically the landlord isn’t on site and never does come on site, so you don’t have them breathing down your neck, but really their quick with the email and the tenancy act means little to them unless it’s to their favour, then they seem to have detailed knowledge, once it’s about something against them though boy do they play dumb.

Don’t rent this place located at 14 Cottontail rd Brampton. The landlord is the ‘ultimate penny-pincher’! Reason to avoid this place: 1. No Air conditioning even in hot summers (even there is heat warning in effect, he won’t turn on AC) 2. No heat in winters ( he will give you a tiny heater instead) 3. kitchen access and fridge in basement only. 4. Poor internet not suitable for real time games and video call. 5. Very rude, uncooperative, and short tempered owner 6. Dirty and malfunctioning laundry machines, especially dryer is coin operated and wont dry clothes in one go, you have to do 2 to 3 cycles and it will make your clothes smell really bad. 7. Landlord doesn’t stick to all promises made at the time of agreement. Rent is high and facilities are terrible. So avoid at all costs. This review is 100% acurate, no exaggeration. I wish someone had told me about this landlord before.

The landlord increased our rent despite the decreasing market prices. We decided to move out and he ended up having to decrease the rent when he put it for rent again. Besides at the rental agreement he tried to charge us more than legally allowed amount (he changed his mind after we told him that is illegal but he tried his chances). During our tenancy it was very clear that the landlord only saw us as cash cows, not even caring or having any knowledge on his property. Right after we first moved in, we noticed that the pipe of the dryer was blocked with dirt and lint, there was a water leakage from bathroom to storage area. The unit has a damp smell which we couldn’t get rid of no matter what we do. After we found out the molds (not suprising since my allergies had gotten way way worse) under the toilet tank and with the rent increase, we decided to move out. Best decision ever. He is an unethical person who doesn’t care about people living with molds, we have 1 year old baby, for the god’s sake!

I was renting a room in a 3 bedroom basement apartment. I did not share the entrance, kitchen or bathroom with the landlord. I did not have a written agreement even though I asked for one and even emailed them one to use for my tenancy with no response. I gave my rent deposit on February 13, 2024 and came back on February 26, 2024 to move my belongings in. The landlord then asked me for a $2500 personal loan that I am not to tell anyone about, she would not let me move my things in or give me keys to the rental unit unless I agreed to the loan. I thought it was a rental scam so i called the city to verify that the landlord actually owned the house. The city told me a permit was never issued to build that basement apartment and it was illegal. I kept this information to myself until November 13, 2024 I became worried and told the landlord if the city comes to inspect the property they might discover the basement apartment. My landlord first evicted me for having too many vegetables in the refrigerator then she gave me an N12 in December 2, 2024 stating her daughter would be moving into my room. After I received the N12 I called the LTB and community legal clinic and they told me if I dispute the N12 I can keep paying my rent and wait for the hearing. I followed all the rules for contesting the N12 and she chose to harass me instead so I had no choice but to move out without my rent deposit or the one month’s compensation. I called the police 18 times, RHEU because they turned the power and heat off on me, fire prevention because the blocked my entrance and I could not leave, bylaw discovered there was no HVAC system installed and that’s why the basement was so cold. After I moved out the landlord lied and said I was a roommate and not a tenant and they won’t be filing the N12. The landlord had 6 bedrooms upstairs and created a 3 bedroom basement apartment to generate income. They have now filed with the city for a permit to finish the basement after I moved out.

Terrible experience with this rental. The interior walls were moldy and leaking, creating serious health and safety concerns. The landlord was extremely irresponsible, constantly trying to avoid taking responsibility for any issues. Don’t expect to get your deposit back — it’s essentially gone the moment you hand it over. The garage was illegally converted into a room and rented out for $2,000, with tenants still expected to split utility bills. Soundproofing was awful — you could hear everything from every corner. The landlord frequently talked about how to evade taxes, demanded cash payments, and refused to provide any receipts. Avoid this place at all costs.

Of all the landlords I’ve rented from in the last decade Laura is by far the worst. Very intrusive and lacks a sense of personal boundries. I was told in the first week of move in that she will need to enter the property “the next day” to fix an extractor fan problem, this wasnt an emergency and did not give me 24 hours notice before entering the property therefor already breaking the tenancy. Watch out when she wants to talk to you in person, this is usually because she wants to ask something she shouldnt and doesnt want any evidence coming back to her. Dog barks and runs up and down the living room constantly making a huge racket, when confronted Laura dismissed it by saying if its an issue we “shouldn’t live in a house made of wood”. Lauras daughter makes loud humming sounds that can be heard from any room in the suite, it sounds more like someone groaning in pain and had me concerned when I first heard it. Arguments between her daughter and Laura and slamming doors are heard most weekends. Laura also doesnt have a job meaning she is home all the time and doesnt have anything better to do then try and get involved in your life one way or another. All in all, if your very placid, quiet between the hours of 9am-9pm, don’t cook “smelly foods”, only use non fragrenced laundry pod, don’t mind the arguments, groaning, dog barking, constant banging, invision of privacy, entitlement and are looking for a new involved parent/ landlord, Laura Jamieson is the landlord for you. Just make sure you seem very grateful to Laura for her letting you stay in her basement suite for $2000 a month.

I am a former tenant of 121 Blantyre Ave., Scarborough, the landlord who owns the property was not respectful of my privacy, he would often arrive on the property and putter around in his shed and in the basement disturbing my peace, he would tell me where I could keep my bicycle on the deck and where I could not keep it. I had asked him on several occasions to repaint the damaged, tired, looking front porch and steps, which he never responded to. I also asked several times to clean the duct system. He eventually did it after the tenant upstairs requested it also . The winter of 2024/ 2025 we had a very heavy snowfall in the February I along with the other tenant upstairs asked for assistance from the landlord to remove the snow, he did not agree to assist us in any way. I informed him that as a landlord, he is responsible for maintenance of the property. He never complied to this request. Therefore, the tenant upstairs and I had to incur a very large cost to have the snow removed professionally. I do not feel that this landlord operates with respect nor has any integrity. I strongly worn any future potential tenants to reconsider if they encounter this individual as a landlord.

On moving out, I provided before-and-after photos clearly showing the unit’s condition. Despite this, my landlord did not return my $1,675 security deposit within the required 10 days. According to Alberta’s Residential Tenancies Act, landlords must either return the deposit in full or provide a written statement of deductions within 10 days. I did not receive this. Instead, I was told I would only get a small portion back, without proper receipts or justification. The apartment was already old and in poor condition when I moved in, and I documented this with photos. Routine cleaning and pre-existing wear are not valid reasons to withhold a deposit. Future tenants should be cautious, document everything with photos, and be aware of their rights under Alberta tenancy law.

24 Rue st-georges in sainte anne de bellevue is a slum-ish apartment building. Whoever the owner is has the nerve to up the rent to his less than sub par apartment units . Just pray that you don\'t live next to a tenant who\'s a chain smoker or a filthy tenant or else the smell of marijuana ,drugs or cigarettes or even cat litter will seep through the walls. The underground parking does not feel safe too. Walls are thin if you talk loud the neighbor can hear your conversations LOL creepy. I also remember during the start of covid April 2020, I called the male manager of Revmor and I respectfully asked him if he can waive the next month\'s rent because my work hours then were getting reduced, he coldly told me to come up with other resources to pay the rent LOL. Whoever he is, he is going to experience the most horrible KARMA ever. This landlord also waits for the tenant to move out then \"remodels\" the apartment unit then increases the rent . It is still a crappy apartment no matte how out make up on it. I just feel sorry for the poor oblivious immigrants who make the worst mistake of staying in this building. Such a shame first world countries like Canada particularly the beautiful province of Quebec still have inconsiderate, cheapskate landlords like Revmor. Please stay well away from this apartment.

This person rents her basement knowing it is infested with mold. When notified she said it was normal since it’s an older home. It ruin a lot of our belongings until the day I walked out. Mold kept growing despite my attempts to clean it.she refused to pay for my lost belongings. She had the audacity to say the mold growing between the tiles had been seen before but her other tenants never complained. We had to move because it also affected our health to the point we had skin irritations. She rented the basement to us knowing it had mold with no remorse for our children. She also decided after we moved that she will not turn AC in the summer on despite stating on contract that AC is included. Having no AC in the summer made the house sweat which made mold spread even faster. She also wanted to raise our rent with 3 weeks of living there because we were a family but on her post she always looks for a family to move to her apartment. She like to play with peoples minds and she came to the point to tell us to pay for half of her renovations like her kitchen fan and she will change it for a more modern one to which we refused because that is totally the landlords responsibility. There’s many more issues with this property, what blows my mind is how this lady with less than a week of my move date posted this property and I know very well these problems are not fixed within 4 days after your tenant moves out. She does not care about your well being she only cares about money.

Lived there 2 years. Landlord totally misrepresented the property. Animals were in attic entire time we lived there. Hot tub leaked entire time lived there. Pool was in need of repair! Ongoing mold issues in main floor bathroom during our entire tenacity. Complete Nightmare!!!
